Once we have established your essential goals for the project, the next step to be arranged is an on-site consultation that includes an initial brief, full measure up, a sketch of the existing layout and collection of data/information to make necessary checks with the local authorities. An estimate for the design work required can also be confirmed along with local authority fees based on the size of the build and insight into potential Structural Engineers fees.

Tom will work with you to create the most suitable design for your project whether you prefer traditional or more contemporary, our drafting is based on a practical and functional approach that looks the part. Keeping in mind the necessary requirements for local planning and building regulations while maintaining a realistic working practice by specifying materials that are available to use locally where possible. We also have recommendations of local contractors that may suit your particular type of project in preparation for there construction phase.

Planning permission is significant to the external size and appearance of a typical extension project and some can be achieved under what is known as 'permitted development' and do not require a full planning application. Others require consultation with neighbours and some aspects may include a change of use for small commercial properties. We can advise you on where to look for all the local and national planning information for this or you can leave it with us to determine the exact route to take to get your project in the approval process.
Once a slot has been booked for us to start work on the plans after an on -site consultation and the final drafts have been approved by you for submission.. A local Planning application is usually a period of 8 weeks processing subject to the department work flow. We would always advise you on starting the design stage early to avoid delays of a start date for the build.
